Located on Goose Island, this project is the adaptive reuse of a warehousing/manufacturing facility into a multi-tenant office building. The core, shell, and site will be renovated and restored for speculative tenants. The project team strived to produce a highly efficient building while preserving its original character. A majority of the building’s exterior masonry walls, interior heavy timber framing, and original finish wood flooring will be restored. The shell renovation includes installing high performing building envelope elements such as a new R-30 roof and thermally-broken storefront with insulated, argon filled glazing units. The building core and tenant spaces utilize a Variable Refrigerant Flow (VRF) HVAC system. This project aims to achieve GOLD certification under the LEED BD+C Core and Shell 2009 rating system by the US Green Building Council.
